Construction October 2014

The month of October was very busy with 60% of internal roads completed.

Three waterfront homes on the western side of the bridge had their footings excavated and are ready to pour.

Footings were also poured for the first 5 park side homes.

The front entry block walls were erected and the gate house and buggy entry is under construction.

Stairs to the eastern side of the bridge were completed and Alders have erected fencing around the country club site.

New Sales Centre Opens Doors at Seachange Emerald Lakes

LEADING developer Pradella Property Ventures’ $75 million over 50’s gated country club estate, Seachange Emerald Lakes, has unveiled its new onsite sales centre as it gets ready to release new homes to cope with demand.

Located at The Inlet Drive, the new onsite sales centre has been specially designed to function as a sales centre before it becomes a home.

“The opening of the sales display means that buyers can start to get a sense of what it is like to live in the Seachange Emerald Lakes community,” said Seachange Emerald Lakes Project Director Phil Goodman. “They can view first-hand the spectacular location and the superb quality of the homes’ fixtures and fittings.”

On the back of booming sales and strong demand from over 50s buyers looking for lifestyle properties in a prime location, Seachange Emerald Lakes will be fast-tracking the release of more Stage 2 homes in mid-November.

Construction on the community is also progressing well. Work on the first new homes is well underway and Gold Coast company Alder Constructions is set to begin construction on the community five-star country club in November.

“Construction has definitely been driving interest in Seachange Emerald Lakes and we expect enquiries will only increase with the opening of the new onsite sale centre,” Mr Goodman said. “An exclusive five-star community, Seachange Emerald Lakes is a wonderful opportunity for buyers to invest in a better lifestyle on the Gold Coast.”

This active over 50s gated country club estate, Seachange Emerald Lakes, has already received strong positive support from the surrounding community. Gold Coast City Council’s Division 8 Councillor Bob La Castra said over 50s in the area had embraced the community.

“Times change, people change and their needs and requirements change. Over 50s are more active and healthier than they have been in previous generations. They’re not ready to put on their slippers and just sit in front of the fire,” he said.

“Seachange has obviously got it right. There’s a need or a wish for it; people are voting with their feet and buying up. The lots have been walking out the door.”

A GLAM development aimed at people in the 50-plus age bracket who want an active lifestyle is hitting early goals on the Gold Coast.

The $75-million Seachange Emerald Lakes has 10 Boulevard-facing homes remaining for sale in stages one and two – starting at $550,000 for a three-bedroom property.

Pradella Property Ventures will release the third stage within a month, prior to the opening of an on-site sales office in October.

Construction of the first homes is due to be finished in November and, upon completion, the estate will include 126 two and three-bedroom homes and a country club with an indoor heated pool, tennis court, private cinema, gym, wellness centre and access to a golf course.

Seachange project director Phil Goodman said demand for the first two stages had been very strong.

“As they look to downsize, more buyers in this demographic are seeking high-quality, active over 50s community as their preferred investment,” he said.

There’s excellent news for golfers too – Seachange has partnered with the local Emerald Lakes Golf Club and, as part of the current release, residents receive a free golf buggy and a five-year membership to the golf club.

The estate, at The InletDrive at Emerald Lakes, is close to the beach, shops, transport, restaurants and cafes, and just a five-minute drive from the Nerang Rail link.

Boom in over 50s demand

THE Gold Coast is set to reap the benefits of retiring baby-boomers looking for different retirement living accommodation, according to demographer Bernard Salt.

His recent report Reimagining the Great Australian Retirement Lifestyle, contends that changing expectations for retirement living would drive “different accommodation products” in the future.

Mr Salt said changing ideas about retirement living would generate a cultural impact similar to the baby boomer-driven seachange phenomenon that propelled southeast Queensland in the early 2000s.

Mr Salt said baby boomers entering the age bracket between the mid-50s and 70s wanted housing that catered to their greater levels of employment and social and familial engagement.

“Those same boomers a decade or so later will be looking for a different accommodation product,” Mr Salt said. “That product is yet to achieve the cultural impact of the seachange shift but with so many boomers pushing into this stage of the lifestyle, it is surely only a matter of time.

“A range of accommodation options will emerge to meet this market. One such need will be self-contained townhouses or lifestyle unit facilities in a coastal location in places like southeast Queensland.”

Pradella Property Ventures recently started work on its $75 million over-50s country club estate, Seachange Emerald Lakes at Carrara. So-called over-50s villages feature a large range of facilities and activities within a secure gated estate for people still actively engaged with the community whether through work or social pursuits.

Another developer meeting the new trend is Halcyon.

It has launched the $60 million Vision by Halcyon estate at Hope Island, which when complete will have 88 homes, including absolute waterfront dwellings.

Halcyon joint managing director Bevan Geissmann said Halcyon communities responded to baby boomers’ desires to downsize their financial commitments while “upsizing their lifestyles”.

The project has been officially brought to the market after achieving pre-launch sales of almost $15 million.

Buyers Flock to Seachange

PRADELLA Property Ventures’ $75 million over-50s country club estate, Seachange Emerald Lakes, has smashed expectations, selling 85 per cent of stage one. Buyers have rushed to snapup the quality homes in the first stage of the gated country club estate, to be built on the shores of a lake at Emerald Lakes.
